Real estate wholesaling in a nut shell

There are many roles people play in the real estate market. The Realtor works with homeowners who want to list their home for sale or that are looking to purchase a home. The real estate Investor is looking for a property that will create a nice profit. Then there is the wholesaler who works in the middle of both scenarios.

The real estate wholesaler's job is to find a property with enough equity that it will make a great profit for a real estate Investor looking to purchase a property. In order to find these properties wholesalers must search for sellers that are motivated enough to sell that property for a discount allowing the wholesaler to create an equity spread and a profit.

Most of the time these are sellers that have listed their property with a Realtor and have had no success selling for whatever reason. The wholesaler then steps in and works with the seller attempting to alleviate them of the burden of the problem property and attempts to create an equity spread that will be a win win for the homeowner, the wholesaler and the Investor. This process requires a motivated seller. A homeowner that is facing a crisis that is forcing them to sell their home for a discounted price. The wholesaler needs to attempt to create a solution that will allow the homeowner to be free from their problem property. This is where wholesaling becomes a people business rather than a real estate business.

Real people with real situations

A real estate wholesaler is a person who finds properties at a discount and sells their interest in that property to an investor for a profit. In order to make a profit a wholesaler must be able to create enough equity in a property to make it a good investment opportunity for an investor and still have enough room to create a profit in the deal for themselves.

This all starts with finding a property that has a motivated seller. A seller that must sell the property as a result of a circumstance they are currently facing in their life. Whether it be the loss of a job, the loss of a loved one or they cant pay their mortgage for whatever reason and must sell. This is where real estate wholesaling begins.

Good people facing bad times

A real estate wholesaler comes face to face with real life issues every time they meet with a seller. If you find a vacant house and find the owner you come face to face with the reason the house is vacant. Real estate sits vacant for a reason. A home that was once loved by a family, filled with children and home cooked meals has a story behind it's vacancy. Whether it was a death, sickness or loss of a job there is a legitimate reason that a families home is now sitting vacant. There is a story behind the once thriving garden that is now overgrown with weeds and debris.

When a wholesaler goes to meet with the seller of a vacant property or a seller so motivated to sell they will do anything to be rid of the burden of the home they once loved they become hope for the homeowner. As a wholesaler myself I know it is hard to set aside emotions when I meet a homeowner in a desperate situation. I have taken many stories to bed with me and had them heavy on my heart. The best feeling is when I am able to help that person by selling their home and relieving them of their burden. Yes I make a profit but the most rewarding part of the deal is that I get to help real people every day that are facing real situations.


People facing foreclosure

In today's real estate market the most common scenario with a motivated seller is a homeowner facing foreclosure. As we all know the byproduct of the famous "Bailout" is thousands of foreclosures and a real estate market that is completely upside down ( Homeowners owe more than the home is worth). This is the challenge that many wholesalers face trying to find a property with enough equity to make a profit in today's market. Only a few years ago wholesaling was a simple process. A wholesaler would simply find a vacant property, contact the seller and create a deal. The vacant properties then were generally properties that were the result of an estate (the death of the owner) or a second home that the seller simply wants to sell. In today's real estate market most if not all of the properties that are vacant are the result of a homeowner that is unable to pay the mortgage and has vacated the property. In this situation a Short Sale is needed in order to create equity in the property. Unless a wholesaler is willing to complete the short sale process the vacant property will be of no value to the wholesaler.

Wholesalers that are willing to take on short sales are thriving in today's market. And homeowners are being helped as a result. If a homeowner is facing foreclosure a short sale will relieve them of their contractual agreement with the bank and save their credit. A foreclosure will destroy their credit making buying a house over the next 7 years impossible. A short sale will only damage their credit allowing them to rebuild their credit and buy another home in as little as 15months.

It's about people!

Wholesaling real estate can bring a great profit for anyone looking to earn extra income. A great wholesaler is one who is able to recognize that wholesaling truly is about the people you help in the process of making that profit. I have experienced great joy helping people and have made a great profit as a reward.

Hi Carol,

This may sound strange, but growing up poor gave you a GREAT advantage. Those past experiences made you more aware of peoples heartaches and sufferings.

Also, being a believer in the LORD Jesus Christ automatically makes you a participant in bearing other peoples burdens... whether they are Saints or not.

You have the best mindset for Wholesaling. Most of the gurus out there are calloused and beyond feeling. They will sell the course but never explain how to handle death and the sorrow of sellers.

I'm currently in the process of being a Probate wholesaler. Death is difficult to deal with. The LORD wept just before HE rose Lazarus from the dead. If death is real to JEHOVAH (Jesus Christ), who am I.

I don't have all the answers, but I can promise you this... after 40 years of continuous Bible Study. This is for the Saint and the Saint only. HE will always give you the strength at the exact time when you need it. It's GUARANTEED!
